Where Do Foreigners Buy Most Homes In Spain?

The Spanish real estate market is experiencing a constant increase in interest from foreign buyers, and there’s no wonder why. According to data from the Registradores de la Propiedad, foreign buyers accounted for a remarkable 14.94% of all property transactions in the country during the second quarter of this year, marking the second-highest result in historical records.

After a slight dip in the previous two quarters, foreign buyers are once again gaining market share, attracted by the numerous advantages of investing in Spain. These international buyers continue to play a pivotal role in maintaining robust property sales figures.

Coastal and Island Bliss: Where Foreign Demand Soars

During the second quarter, foreign demand for Spanish properties was particularly strong in coastal and island regions, aligning perfectly with recent trends. In fact, in four provinces, foreign buyers secured at least 30% of all property transactions during this period, effectively doubling the national average. These provinces are Alicante, Santa Cruz de Tenerife, Malaga, and the Balearic Islands.

Leading the way is the Costa Blanca, with nearly 45% of property transactions involving foreign buyers. Alicante shines as the only province where foreign buyers were responsible for a remarkable 40% of all property transactions. Right behind are Santa Cruz de Tenerife, at 38.01%; Malaga, at 32.02%; and the Balearic Islands, at 30.38%.

Other provinces, including Girona, Murcia, Las Palmas, Almeria, and Tarragona, also saw foreign buyers making a significant impact, accounting for between 29.2% and 15.8% of transactions between April and June.

While some provinces fall below the national average, they still boast a strong double-digit presence of foreign buyers. This includes Castellon, Valencia, and Barcelona. In the remaining 38 provinces, foreign buyers represent less than 10% of the market. For example, in Granada and Zaragoza, they comprised 7% of spring transactions, while in Madrid, Teruel, and Guadalajara, their market share stood at 6%.
